
At just 24 years old, Abbas Mohammed is making waves in the real estate syndication space. After joining a mentorship group over a year ago, he was able to pivot from being a top realtor in California to syndicating multifamily deals.
It’s hard to imagine that Abbas grew up with limited means – he and his family fled Iraq during the war and immigrated to Syria and finally settled in the U.S. at just 11 years old.
Fast forward to the present day, where The Abbas Group is now a company and brand that represents commitment and focus. It is easy to be swayed by new and shining objects but Abbas has a goal of acquiring 10,000 units by 2031.
It is this mission that drives his decisions to work harder than anyone else on that “one thing.”
Abbas used other equity-raising platforms but found them clunky and a hassle. He recalls having to schedule individual calls with investors to walk them through the steps. It was tedious and counterproductive to a syndicator’s precious time, where every second counts.
The competitor platform also required ACH banking information upfront which caused another friction point with investors. Streamlining the documentation process was fundamental, an immediate pain point.
ACH information should come afterward (not a requirement when signing up on the portal). Once the paperwork is signed, investors should then be required to input ACH information.

Abbas loved the simplicity of Cash Flow Portal, it is “super clean, super easy and super intuitive” to use. As a marketing guru, the portal is visually appealing, clean, and professional which aligns with Abbas’s image and brand.
The ease of the portal allowed investors to self-service and eliminated the need to schedule individual calls. The back-office work was streamlined which freed up Abbas’s time to focus on higher priority items.

Abbas advises that if you’re a new syndicator, work harder than you think. It may be demoralizing to lose offers, but if you stick with it long enough, you will eventually get results.
Everyone comes into syndication with advantages and benefits whether that is a wider network or more money but don’t be shy to leverage them to get the deal done!
