Shawn Griffith is a real estate syndicator and investor in northern Texas. He and his wife, Teri, began their journey in 2013 investing passively in more than a dozen deals.
It soon became a fascination for the former consultant, business analyst, and veteran. Shawn took the plunge and syndicated his first deal, Northridge Court using Cash Flow Portal.
The 86 unit, Class C+ property located in Cleburne, Texas allowed him to get the insider scoop on “how the sausage is made.” By using the portal, he was able to streamline his first equity raise and give the “spunky new kid on the block” a chance to shine.
“Cash Flow Portal is the spunky new kid on the block and I was willing to give them a chance.”
Syndicators often say onboarding and uploading documents are their biggest pain points. It is tedious, administrative, and not the best use of the syndicator’s time. Cash Flow Portal’s user-friendly interface and “top-notch” customer service allowed Shawn to start his equity raise immediately.
Even prior to opening the subscription, he tested the tool and was instantly impressed by the capabilities (did we mention that Shawn graduated with a computer science and math degree and spent his professional career testing software solutions!).
Shawn was able to see benefits immediately with his investors. Documentation was streamlined which increased the speed of processing paperwork. With a single click, he was able to send a notice for e-signatures, tracking status, and payment information.
One of the biggest use cases was the ability to add an addendum, which is an edit or change to the original subscription documents. Shawn has used this feature over a dozen times! As you can imagine, restarting the digitization of the entire offering can be time-consuming- but slight updates can be made hassle-free.
Shawn’s investors were impressed by the ease and smooth process of exchanging and tracking documents. While some syndicators may attest to the old fashion way of paper documents, Shawn leveraged the portal’s features to move his equity raising along.
As a new syndicator, the portal’s security and reliable customer support was one less friction point for him to worry about. He felt supported by the customer service team who instantly responded to his questions and requests.
“…I love the way Cash Flow Portal helps us be able to support that shared goal of making money and helping provide great housing for people.”
Shawn highly advocates for Cash Flow Portal because it meets the needs of modern-day, tech-forward syndicators. The portal creates a larger ecosystem for both syndicators and investors to achieve the common goal of financial freedom by providing better housing for tenants.

Real estate syndication works on the same basic idea in Canada and the United States: a sponsor (General partner) finds and manages a deal while outside investors (Limited Partners) contribute capital. But the legal framework behind that raise can look very different across these two countries. In the U.S., syndicators often look at Regulation D, […]

A deal can have a strong projected IRR and still distribute little cash for years. Another deal can pay steady distributions but create limited profit at sale. Neither number tells the whole story. For multifamily syndicators, real estate return metrics help answer different questions: Is the purchase price reasonable? What cash can investors receive during […]

Most capital raisers already use Claude or ChatGPT every day. They draft investor emails with it, prep calls with it, think through a raise with it. The problem: the AI can’t see the data those questions are about. Ask it who your top investors are and it will guess. Cash Flow Portal’s new MCP server […]
